The relationship between a landlord and tenant is not always made in heaven. In fact we understand that this relationship often leaves itself open to many disputes which sometimes cannot be dealt with between the two parties amicably. If you are renting a property, then you should have a tenancy agreement. The agreement should highlight the landlord responsibilities as well as those of the tenant. Without an agreement, it’s much more difficult to gain any kind of legal redress if things go wrong.

As a landlord, you are responsible for the repair and maintenance of the property and the safety of gas and electrical appliances. It is also your responsibility to make sure the property is fit for habitation. It is illegal for a landlord to refuse to rent a property to a prospective tenant on the basis of race, sex or disability. Of course there are also landlord rights as well as tenant rights.
